Legal and paper first

Engage an advocate you trust for title. As builders we look for consistency: do deed dimensions match the sketch and the fence on ground? Are there unpaid dues or pending litigations the seller soft-pedals? Is conversion / land-use appropriate for a home?

Khata and tax receipts should tell a calm story. Gaps are not always fatal — they are always a reason to slow down.

Buildability on the day you visit

Bring a measuring tape and humility. Mark approximate setbacks. Note HT lines, open wells, neighbouring septic arrangements, and where stormwater currently flows. Ask who maintains the approach road in monsoon.
