Start with land clarity, not drawings
Beautiful plans cannot fix cloudy ownership. Before we invest deep design hours, we want to see sale deed / mother deed chain, latest tax paid receipts, and khata (e-khata where applicable) that matches the plot you intend to build on. Layout sketch and site dimensions must reconcile with what is on ground — encroachments and wrong setbacks waste months later.
If the plot sits in a converted agricultural survey number or a private layout still awaiting final authority recognition, flag it early. The approval path changes, and so does risk.

- Title documents + latest property tax / betterment receipts
- Khata / e-khata and dimensioned site plan matching ground survey
- Zoning / land-use confirmation for residential use
- Architect drawings: plans, elevations, sections, area statement, setbacks
- Structural drawings and soil inputs when the authority or span demands them
- NOCs as applicable (fire, airport, heritage buffer, etc. — rare for ordinary homes, critical when triggered)
- Scrutiny fee payment and online / counter submission as per current MUDA / MCC process
- Sanctioned plan copy kept on site; commence only after permission is in hand
